On a facade, the price per m² changes completely with the job. Cleaning costs a few euros per m², external insulation with brick slips several hundred. So before you ask for quotes, work out what your facade really needs: a clean, new pointing, a render, or full insulation. Here are the prices published in Belgium in 2026, item by item, and what they leave out.

Prices per m² in 2026

Work Price per m²
Cleaning (steam, mist, sandblasting, chemical) €5 to €25
Water repellent after cleaning €5 to €15
Repointing €20 to €90, up to €160 in heavy cases
Render on the brickwork, no insulation €40 to €100
External wall insulation, render finish €100 to €240
External wall insulation, brick slip finish €200 to €250

Solvari (September 2026, excluding VAT, fitting included) publishes €5 to €20 per m² for cleaning, €8 to €12 for a water repellent, €35 to €160 for repointing and €60 to €85 for render without insulation; external insulation starts at €100 per m² with render and €200 with brick slips. Homedeal (March 2026) gives €10 to €25 per m² for cleaning, €5 to €15 for the water repellent, €20 to €50 for pointing, and €25 to €90 depending on the type of joint; a mineral or silicone render costs €45 to €85 per m² fitted. For external insulation, Homedeal quotes €100 to €250 per m² including VAT, fitting and finish, of which €175 to €240 with render and €200 to €250 with brick slips. Bobex publishes €40 to €60 per m² for repointing, €40 to €80 for render without a finishing coat and €70 to €100 with one, and €100 to €130 (render) or €200 to €250 (brick slips) for external insulation, VAT and fitting included.

Scaffolding is not clearly included in any of these ranges. Ask for it on a separate line, with the hire period.

What moves the price

  • Cleaning method. Bobex puts steam cleaning at about €5 per m², sandblasting at €12 to €15 and mist cleaning at €15 to €20. A soft or old brick needs a gentle method, which takes longer.
  • Condition of joints and bricks. Crumbling joints across the whole facade, spalled bricks to replace, cracks: the job changes scale.
  • Type of joint. Homedeal counts €25 to €35 per m² for a flush joint and up to €55 to €90 for more worked joints.
  • Height and access. Scaffolding, a cherry picker, a narrow pavement: on the street side, occupying the public road often needs a permit from the municipality.
  • The insulation system. Thickness and type of insulant, render, brick slip or cladding finish, details at window sills, thresholds and downpipes: with external insulation, the details weigh heavily.

Three worked examples

These examples are illustrative, cover 60 m² of facade and use only the ranges above, scaffolding not included.

Clean and protect. Cleaning (€300 to €1,500) and water repellent (€300 to €900): €600 to €2,400.

Clean and repoint. Cleaning (€300 to €1,500) and new pointing at €20 to €90 per m² (€1,200 to €5,400): €1,500 to €6,900.

Insulate from the outside. With render, at €100 to €240 per m²: €6,000 to €14,400. With brick slips, at €200 to €250 per m²: €12,000 to €15,000. These amounts include VAT at Bobex and Homedeal, and exclude it at Solvari.

Our view: do not repoint a facade you plan to insulate from the outside in the coming years, as the insulation will cover it. And if your walls have an empty cavity, get a price for filling it first: our guide to insulation prices shows it sits in another price bracket.

6% VAT and grants

The FPS Finance puts renovating the facade of a home at 6%: plastering it, adding new bricks, removing moss, repointing, or stripping the surface by sandblasting or another method. Exterior painting and insulation follow the same rate, as does cleaning that prepares renovation work. The conditions: a private home more than 10 years old that stays one after the works, work supplied and invoiced by the contractor, and the legal statement on the invoice. Ordinary household cleaning, such as washing windows, stays at 21%. More in our guide to 6% VAT.

  • In Wallonia, the Prime Habitation grant ended on 30 September 2026. Since 1 October, insulation goes through the Rénopack, a 0% loan of which part does not have to be repaid depending on your income, or the Rénoprêt, with a home audit less than a year old and a project that improves the PEB label. See our article on the end of the Prime Habitation.
  • In Brussels and Flanders, see our guides to Brussels grants and Mijn VerbouwPremie.

Changing the look of a street facade, with render over brick or external insulation, may also need planning permission: check with your municipality before you sign.

What a good facade quote includes

  • The surface in m², with or without deducting the windows.
  • The cleaning method, the products and how windows and surroundings are protected.
  • For repointing: the raking-out depth, the type of joint and the mortar.
  • The number of bricks to replace or the surface to repair, with a unit price.
  • For render or insulation: the full system, the thickness and R-value of the insulant, the mesh, the finish, the window sills and the downpipes.
  • Scaffolding: erection, duration, road occupation permit.
  • The VAT rate with the legal statement, the deposit and how long the offer is valid.

Mistakes to avoid

Sandblasting a soft brick. Cleaning too aggressively damages the surface of the brick, which then absorbs more water.

Repointing lime-built brickwork with cement mortar. A mortar that is too hard for old masonry can make the bricks spall.

Waterproofing a damp facade without finding the cause. Leaking gutter, open joint or rising damp: repair first.

Frequently asked questions

How much does facade cleaning cost per m²?

Expect €5 to €25 per m² depending on the method: €5 to €20 at Solvari, excluding VAT, €10 to €25 at Homedeal. Steam is the cheapest, sandblasting and mist cleaning cost more.

How much does repointing cost per m²?

Most published prices run from €20 to €90 per m² depending on the type of joint (Homedeal, Bobex). Solvari goes up to €160 for heavy cases.

How much does external wall insulation cost?

From €100 to €240 per m² with a render finish and €200 to €250 with brick slips, according to Bobex, Homedeal and Solvari. Scaffolding and the details around the windows move the bill.

Does 6% VAT apply to facade renovation?

Yes. The FPS Finance lists repointing, new bricks, render, sandblasting and insulation at the reduced rate, in a private home more than 10 years old and for work invoiced by the contractor.

Compare your facade quotes

On Batizzy, you describe your facade once, and it is free for homeowners. Several pros can reply with a quote in the same format, which you compare side by side. Pros who had their CBE number checked carry a badge on their profile. Find a facade renovation pro or an external insulation pro, and see how the quote comparison works.
