Brussels renovation grants 2026: Renolution on hold

If you are counting on a Renolution grant for this year's work, better to know now: at the moment, there isn't one. The official website only handles applications for final invoices dated 2024, and those applications are closed. For 2025 and 2026, the Brussels government has not set any new support, and Homegrade, the Region's advice centre, says it plainly: the 2026 aid is not known. Renovating is still possible, and with the 2033 PEB target, often necessary. You just have to build the budget differently.

Where Renolution grants stand

Renolution grants covered insulation, windows, heating, ventilation and much more, with higher amounts for lower incomes. For work with a final invoice dated 2024, the filing period is over. For invoices from 2025 and 2026, no application can be filed today, because there is no government decision on a new form of support. The Region says it will publish the details on renolution.brussels as soon as it has them.

Nobody can say today whether a future scheme will cover work already done. So don't sign a quote on the assumption that a grant is coming. Do keep detailed invoices and pay by bank transfer quoting the invoice reference: those are the documents that always get asked for.

The Ecoreno loan, the option that remains

The Brussels Housing Fund (Fonds du Logement) offers the Ecoreno loan, a preferential-rate loan for work on energy performance, safety, health or habitability. Depending on the assessment of your file, it takes the form of a mortgage loan or a consumer loan. The rate is 2.5% or 3.5% depending on household income.

To qualify:

• you own, are buying or rent a home in one of the 19 municipalities (landlords and co-owners' associations are not eligible for now);
• that home is the only property you fully own, in Belgium or abroad, and you live permanently in Belgium;
• household income stays within set ceilings (social housing ceilings for the mortgage version);
• the work is done by a contractor registered with the Crossroads Bank for Enterprises (CBE), registered for VAT and holding the regulated access to the trade.

You apply directly to the Housing Fund, or with free help from Homegrade or the Réseau Habitat network. Prepare the quote or quotes, a recent household composition certificate (from IRISbox), your latest tax assessment notice (from MyMinfin) and the Ecoreno questionnaire. You sign the credit agreement once the application is accepted, and only then can the work start.

On the invoice, 6% VAT still applies

The reduced VAT rate does not depend on the Region. For a private home more than 10 years old, renovation work supplied and invoiced by the contractor is taxed at 6% instead of 21%, if the conditions are met. On a €20,000 job excluding VAT, the difference with the standard rate is €3,000.

Changing your heating in Brussels: the rules

Since 1 June 2025, installing an oil boiler has been banned, unless an exemption is granted. Since 1 January 2025, natural gas boilers have been banned in projects made up only of new homes or homes treated as new, when the planning permit is applied for after that date. For permits applied for from 1 January 2030, the ban will extend to heavily renovated homes.

For wood, only stoves and boilers that comply with the EU ecodesign directive may be installed since 1 January 2025, which rules out non-compliant second-hand units. And installing or replacing any heating system requires a PEB inspection on completion (réception PEB).

The 2033 deadline

By 1 January 2033 at the latest, every home in Brussels must meet the PEB 275 target: primary energy use of no more than 275 kWh/m² per year, which means class E at worst on today's scale. The target will then tighten to 150 kWh/m² per year (class C at worst), on 31 December 2045 at the earliest, on a date the government still has to set.

Your PEB certificate shows whether your home meets the target and which work is recommended. If you don't have one, get one from an approved certifier: it is the basis for deciding where to start.

How to go about it in 2026

1. Take stock with your PEB certificate and ask Homegrade for free advice.
2. Start with the work that brings the home closer to the 2033 target, often the roof, walls and windows, then ventilation and heating.
3. Ask for several detailed quotes, with the VAT rate shown on each line.
4. If you finance through Ecoreno, wait until the credit agreement is signed before starting the work.
5. Pay by bank transfer and file invoices and proof of payment with the home's documents.

FAQ

Can you still apply for a Renolution grant in 2026?

No, not at the moment. Applications for 2024 invoices are closed, and no decision has been taken for invoices from 2025 and 2026. If a new scheme is decided, its rules will be published on renolution.brussels.

Which loan can I use to renovate in Brussels?
