New windows for a whole house quickly run into thousands of euros. Test-Achats, the Belgian consumer association, puts new windows and glazing for a home at €10,000 to €20,000, sometimes more. Per m², the spread is wide: €250 for a fixed PVC pane, over €1,300 for an aluminium sliding door. The ranges below come from Belgian price guides published in 2026. Use them to place the quotes you receive, not to replace them.
Prices per m² in 2026
| Window fitted, glazing included | Price per m² |
|---|---|
| PVC | €250 to €750 |
| Wood | €450 to €950 |
| Aluminium | €450 to €1,100 |
| Sliding (PVC, wood or aluminium) | €800 to €1,500 |
The low end of each range is for fixed panes, the high end for windows that open. Solvari gives the detail, excluding VAT and including fitting: in PVC, €250 to €550 per m² for a fixed window and €450 to €750 for a tilt-and-turn; in aluminium, €600 to €900 and €800 to €1,100; in wood, €450 to €750 and €650 to €950. Homedeal publishes €250 to €450 per m² in PVC, €450 to €750 in aluminium and €450 to €900 in wood, with VAT, fitting and HR++ glazing included. For sliding windows, Solvari runs from €800 to €1,500 per m², Bobex from €790 to €1,300.
Looked at on its own, glazing is also priced per m²:
| Glazing only, fitted | Price per m² |
|---|---|
| HR++ double glazing | €115 to €200 |
| Triple glazing | €150 to €280 |
Bobex quotes €115 to €140 per m² for HR++ and €150 to €230 for triple glazing, VAT and fitting included; Homedeal €160 to €200 and €220 to €280, fitting included. For acoustic glazing, Test-Achats adds €100 to €200 per m².
Removing the old frames, the finishing around the window, shutters and trickle vents are not always included: check them on every quote.
What moves the price
- Material. PVC is the cheapest. Aluminium allows slim frames on large glazed areas; wood needs its finish maintained regularly.
- Opening type. A fixed pane has no sash and no hardware: it is the cheapest part. A tilt-and-turn costs more, a sliding window more again.
- Glazing. HR++, triple, acoustic, laminated against break-ins: each option is paid per m².
- Window size. Hardware, adjustment and fitting are counted per window. For the same type, several small windows cost more per m² than one large one.
- Fitting in a renovation. Full removal or fitting onto the old frame, interior plaster to redo, sills, window boards, upstairs access: this is where much of the gap between quotes comes from.
Three worked examples
These examples are illustrative and use only the ranges above.
Eight PVC windows in a terraced house. Say 12 m² of tilt-and-turn windows at €450 to €750 per m² excluding VAT, fitting included: €5,400 to €9,000 excluding VAT. With 6% VAT, the bill comes to €5,724 to €9,540. At 21%, it would be €6,534 to €10,890.
An aluminium sliding door. An opening of 2.40 m by 2.20 m is 5.28 m². At €1,350 to €1,500 per m² excluding VAT, the budget is €7,128 to €7,920 excluding VAT, or about €7,556 to €8,395 with 6% VAT.
Double or triple glazing on 12 m². At Bobex's prices, VAT and fitting included, HR++ double glazing costs €1,380 to €1,680 and triple glazing €1,800 to €2,760. The gap is a few hundred euros, but triple glazing is heavier: Homedeal points out that it needs deeper, stronger frames.
Our view: in a standard renovation, HR++ double glazing usually gives the best value for money, as Homedeal also notes. Triple glazing makes most sense with a heat pump or in a passive house, the cases Test-Achats mentions.
6% VAT and grants
In a private home more than 10 years old, windows supplied and fitted by the contractor are charged 6% VAT instead of 21%, provided the home stays in private use after the works. The invoice must carry the legal statement for the reduced rate. External shutters, roller shutters and blinds follow the same rule, according to the list published by the FPS Finance. Windows you buy yourself stay at 21%. More in our guide to 6% VAT.
- In Wallonia, the Prime Habitation grant ended on 30 September 2026. Since 1 October, support goes through the Rénopack, a 0% loan of which part does not have to be repaid depending on your income, and the Rénoprêt. You need a home audit less than a year old and a project that improves the PEB label; windows are among the works that can be financed. See our article on the end of the Prime Habitation.
- In Brussels and Flanders, other rules apply: see our guides to Brussels grants and Mijn VerbouwPremie.
What a good window quote includes
- The material, the manufacturer and the frame range, the colour inside and outside.
- For each window: dimensions, opening type and direction, a reference on a plan.
- The glazing (HR++, triple, acoustic, laminated) with its Ug value, and the Uw value of the whole window.
- Removal and disposal of the old windows.
- The fitting method and airtightness: membranes, foam, seals.
- The finishing: plaster around the reveals, window boards, sills.
- Trickle vents, shutters and insect screens, included or optional.
- The VAT rate with the legal statement, the deposit and how long the offer is valid.
The other points to check are in our guide to what a Belgian quote must state.
Mistakes to avoid
Comparing prices per m² that do not cover the same thing. A quote with HR++ glazing, removal and finishing cannot be compared with a supply-only price.
Forgetting ventilation. New windows make the house more airtight. Without vents in the frames or mechanical ventilation, damp and condensation set in.
Buying the windows yourself to save money. You pay 21% VAT on the windows, and if something goes wrong, the seller and the fitter can pass the blame back and forth.
Signing before checking the grant. In Wallonia, the home audit comes before the loan application: check before you sign the quote, not after.
Frequently asked questions
How much does a PVC window cost per m²?
Expect €250 to €750 per m², fitting and glazing included. Solvari publishes €250 to €550 per m² for a fixed window and €450 to €750 for a tilt-and-turn, excluding VAT. Homedeal gives €250 to €450, VAT included.
How much does it cost to replace all the windows in a house?
Test-Achats puts it at €10,000 to €20,000, and sometimes more. The number of m², the material and the opening type make the difference.
Is triple glazing worth the extra cost?
For the glass alone, Bobex quotes €150 to €230 per m² for triple glazing against €115 to €140 for HR++, VAT and fitting included. It pays off mainly with a heat pump or in a passive house.
Does 6% VAT apply to new windows?
Yes, in a private home more than 10 years old, if the contractor supplies and fits the windows and the invoice carries the legal statement for the reduced rate. Otherwise it is 21%.
