Masonry work prices in Belgium in 2026

Block walls at €85 to €160 per m², facing brick up to €240, opening a load-bearing wall from €1,500: Belgian masonry prices published in 2026, and their limits.

Opening the kitchen onto the living room, putting up a partition, rebuilding a front wall: masonry comes early in a renovation. Belgian price guides publish per-m² ranges for walls. On structural work they say far less, and for underpinning we found no reliable Belgian figure at all. Here is what was published in 2026, what was not, and how to read a mason's quote.

Prices published in 2026

Work Published range
Interior block wall, load-bearing or not €85 to €160 per m²
Exterior brick wall, no insulation €90 to €240 per m²
Insulated cavity wall €130 to €320 per m²
Garden wall €75 to €220 per m²
Mason's hourly rate €20 to €85 depending on the source
Simple opening in a load-bearing wall, beam included €1,500 to €2,500
Structural calculation for a simple opening from €200 to €250 excl. VAT

Homedeal (March 2026) publishes €90 to €160 per m² for interior walls, €140 to €240 for facing brickwork, €200 to €320 for an insulated cavity wall and €130 to €220 for a garden wall with its foundation, without saying whether VAT is included. Solvari (September 2026) starts at €90 per m² for a new exterior wall without insulation and €130 with insulation, excluding VAT, fitting included. Bobex, on an undated page, gives €85 to €100 per m² for interior block walls, €100 to €150 for a facade and €75 to €150 for a garden wall.

The hourly rate varies a lot between sources: €45 to €75 at Homedeal, up to €85 for specialist work, €40 to €80 on one Bobex page, but €20 to €60 on another. A price per m² or a fixed price is easier to compare.

For an opening in a load-bearing wall, Bobex and Casius publish the same range: €1,000 to €1,500 to take the wall out, €1,500 to €2,500 with a supporting beam. These pages are undated and do not say whether the study, the propping and the finishing are included: treat the amount as a floor. The structural calculation is paid separately: two Belgian engineering firms list it from €200 excluding VAT (E-Tower Experts) and from €250 excluding VAT (Unabo) for a simple case, and from €600 excluding VAT with a site visit at the first.

Underpinning. None of the Belgian price guides we consulted publishes a reliable range. The price depends on the soil, the depth and the technique, and is set after a structural study. Per-metre prices from French or Dutch sites do not apply in Belgium.

What moves the price

  • Type of wall. A block partition costs less than exposed facing brick, which has to look right over its whole surface.
  • Demolition. Breaking out a wall, removing rubble, hiring a skip: these items come on top of the new wall.
  • Structure. Anything touching a load-bearing wall needs a calculation, props, a beam and its bearings, sometimes a permit.
  • Access. Upstairs or at the back of a yard, everything is carried by hand.
  • The existing structure. Damp walls, cracks, weak foundations: deal with the cause before rebuilding.

Three worked examples

These examples are illustrative and use only the ranges above.

A 4 m by 3 m block partition. That is 12 m² at €85 to €160 per m²: €1,020 to €1,920, before plastering if the range does not include it.

Opening the kitchen onto the living room. A simple structural calculation plus an opening with a beam come to at least €1,700 to €2,750, before finishing the wall, ceiling and floor.

A garden wall at the back. 10 m long and 1.80 m high is 18 m², or €1,350 to €3,960 on the published ranges. VAT is 21% here: gardens and fences do not get the reduced rate.

Our view: for a load-bearing wall, get the structural calculation done first, then ask for quotes based on it. Two masons pricing without a calculation are not pricing the same beam.

VAT: 6% or 21%

In a private home more than 10 years old, masonry supplied and invoiced by the contractor is charged 6% VAT, provided the home stays in private use after the works and the invoice carries the legal statement. The FPS Finance keeps 21% for demolition that does not prepare a renovation, for engineering or architectural studies, and for garden and fencing work. An extension that is too large becomes a new build, at 21%: the criteria are in our guide to 6% VAT.

Permit, architect and insurance

Depending on the region and the scale of the work, altering a load-bearing wall can require planning permission, and therefore an architect: ask your municipality's planning department before you sign. When an architect is compulsory for a home and the permit was issued after 1 July 2018, the contractor must hold ten-year liability insurance and give you the certificate before work starts, the FPS Economy explains. To budget for the architect, see our guide to architect fees.

What a good masonry quote includes

  • The type and thickness of each wall, the blocks or bricks used, the mortar.
  • Quantities in m² or m³, with a unit price per item.
  • Demolition, rubble removal and the skip.
  • For a load-bearing wall: who does the structural calculation, the propping, the beam profile and its bearings.
  • Finishing included or not: pointing, render, plastering, floor repairs.
  • Protecting the rooms and cleaning up at the end.
  • The VAT rate with the legal statement, the deposit and how long the offer is valid.
  • The ten-year insurance certificate when an architect is involved.

Mistakes to avoid

Opening first, calculating later. A load-bearing wall removed without a calculation or props puts the whole house at risk.

Comparing a bare wall with a finished one. A price per m² without render or pointing cannot be compared with an all-in price.

Forgetting the finishing around an opening. Ceiling, floor and walls all need repairing around the new opening.

Signing without checking the company. Look up the company number and its activity in the CBE: our pre-signing checklist shows you how.

Compare your masonry quotes

On Batizzy, you describe your project once, and it is free for homeowners. Several pros can reply with a quote in the same format, which you compare side by side. Pros who had their CBE number checked carry a badge on their profile. Find a mason or see how the quote comparison works.
