For a 40 m² living room, the gap between laminate and solid parquet runs into thousands of euros. The price depends on the floor itself, but also on what lies underneath: a cracked screed or a subfloor that needs levelling changes the bill before anything is laid. Here are the ranges published in Belgium in 2026, floor by floor, and how to read them.
Prices per m² in 2026
| Floor, supply and laying | Price per m² |
|---|---|
| Laminate | €15 to €90 |
| Vinyl or PVC | €25 to €95, up to €120 in herringbone |
| Engineered parquet | €50 to €160 |
| Solid parquet | €50 to €200 |
| Work | Price per m² |
|---|---|
| Traditional screed | €10 to €25 |
| Flowing screed (anhydrite) | €15 to €35 |
| Sanding an existing parquet, with or without varnish | €12 to €52 |
Homedeal (March 2026) publishes laid prices, VAT included: €15 to €30 per m² for laminate, €25 to €65 for vinyl, €30 to €70 for a PVC floor, €50 to €120 for parquet and €50 to €150 for a wooden floor. For PVC it breaks this down: €45 to €75 per m² for click PVC, €60 to €95 for glued PVC with levelling and €75 to €120 in herringbone. Bobex (2026) separates supply and laying: €50 to €150 per m² supply for solid parquet, €35 to €120 for engineered parquet, €10 to €50 for laminate, and €20 to €35 for floating installation, €25 to €40 glued, €35 to €50 nailed. For an oak parquet, Bobex gives €75 to €145 per m² laid. Solvari (September 2026) starts supply at €10 per m² for laminate, €20 for PVC and €30 for parquet, excluding VAT and laying.
For screeds, Homedeal quotes €10 to €18 per m² for a traditional screed and €15 to €22 for a flowing screed, Bobex €10 to €25 and €25 to €35. To restore parquet, Homedeal counts €20 to €30 per m² for sanding; Wood Floors, a parquet company in Liège, publishes market benchmarks of €12 to €27 per m² for sanding alone and €32 to €52 excluding VAT for a full renovation with finish. Not all these sources say whether VAT is included.
What moves the price
- The floor itself. Thickness of the wear layer on engineered parquet, wood species and grade, the range of laminate or vinyl: this is the first gap.
- The laying method. Floating is the cheapest, gluing or nailing costs more, and a herringbone or chevron pattern more again.
- The subfloor. Lifting old carpet or tiles, levelling, a damp screed or one that must be redone: preparation can cost as much as laying.
- The finishing. Skirting boards, thresholds, transition strips, doors to trim.
- The shape of the rooms. Small rooms, corridors and cut-outs around pipes take more time per m² than a large rectangular living room.
Three worked examples
These examples are illustrative and use only the published ranges above.
A 40 m² living room. In laminate, at €15 to €90 per m²: €600 to €3,600. In engineered parquet, at €50 to €160 per m²: €2,000 to €6,400.
Restoring an old 30 m² parquet. At €12 to €52 per m², sanding with or without varnish: €360 to €1,560.
A 60 m² ground floor with a new screed. Traditional screed at €10 to €25 per m² (€600 to €1,500), then click PVC at €45 to €75 per m² including VAT (€2,700 to €4,500): €3,300 to €6,000 in total. Let the screed dry for as long as the screed layer advises before laying.
Our view: an old solid parquet that is still sound costs far less to restore than a new floor. Have it sanded before you cover it.
VAT: 6% or 21%
The FPS Finance lists floor and wall coverings that are fixed to the building or cut to size on site, tiles and laminate included, at 6%, as well as sanding and varnishing parquet. The conditions: a private home more than 10 years old that stays one after the works, supply and laying by the contractor, and the legal statement on the invoice. A floor you buy yourself stays at 21%, as does ordinary household care such as waxing the parquet. All the conditions are in our guide to 6% VAT.
What a good flooring quote includes
- The exact product: brand, model, thickness, wear layer, use class.
- The surface in m² and the waste percentage counted.
- Subfloor preparation: removing the old floor, levelling, moisture reading, screed.
- The laying method and the underlay.
- Skirting, thresholds, profiles and door trimming.
- For parquet: the finish (varnish or oil) and the number of coats.
- Compatibility with underfloor heating, if there is any.
- The VAT rate with the legal statement, the deposit and how long the offer is valid.
Mistakes to avoid
Laying on a screed that is too damp. Wood swells, vinyl comes unstuck. Insist on a moisture reading before laying.
Choosing a floor without thinking about underfloor heating. Not every floor tolerates it, and some hold the heat back.
Comparing a supply price with a laid price. Ranges "from €10 per m²" include no laying, no preparation and no skirting.
Buying the floor yourself. You pay 21% VAT on it, and if there is a defect, responsibility is hard to split between seller and fitter.
