Heating engineer prices in Belgium: servicing and repairs

A heating engineer costs between €65 and €140 an hour including VAT in Belgium, and servicing a gas boiler usually costs €110 to €250, certificate included. You can't skip it: servicing is compulsory, at a frequency your region sets according to the fuel. The nasty surprises come from elsewhere. For a service, the price normally includes cleaning, adjustments, the flue gas check and the official certificate. Confirm what is included before you book.

What makes the price vary

• The fuel and the boiler type. An oil-fired boiler needs a heavier service than a recent wall-hung gas boiler: more cleaning, more parts to check, so more time on site.
• The formula you choose. One-off visit or annual service contract with priority repairs: the contract smooths the cost over time and takes the chore off your mind.
• The season. In the middle of winter, heating engineers are buried in emergency calls. A service planned in spring or summer is easier to get, and under better conditions.
• Urgency. A heating breakdown on a January evening is paid at the top of the hourly bracket. A planned appointment sits at the bottom.
• The age and accessibility of the installation. An old boiler in a cluttered cellar, with no service history, takes more time than a recent, well-documented installation.

The periodic service of a gas boiler. Expect €110 to €250, certificate included. That is the price of a boiler that keeps its efficiency and a regional obligation met.

A two-hour repair visit. At €65 to €140/hour incl. VAT, the labour comes to €130 to €280, excluding any parts. Always ask for approval before a part is replaced.

A service with a small repair. If the technician spots a worn part during the service, you pay the service (€110 to €250), the part, and the replacement time at the hourly rate. A serious professional warns you before going ahead.

VAT at 6% or 21%

Servicing and repairing a boiler in a private home over 10 years old qualify for 6% VAT instead of 21%, including under a service contract, and including for a gas or oil boiler. Most heating engineers build that rate straight into their prices incl. VAT for the homes concerned.

Replacement has changed, though. Since 29 July 2025, a new gas or oil boiler and its specific parts (flue, fuel supply, installation) are invoiced at 21%, even in a home over 10 years old. Radiators, pipework or a thermostat stay at 6% if the invoice clearly splits the two rates. A heat pump or a pellet boiler keeps the reduced rate.

The conditions for the 6% rate:

• The property is a private home, occupied by an owner or a tenant
• It was first occupied more than 10 years ago
• The work is supplied and invoiced by a contractor to the occupant
• The invoice carries the legal wording for the reduced rate

Mistakes to avoid

Skipping the mandatory service. Each region sets its servicing frequency according to the fuel. Without a certificate, you risk trouble with your insurer after a claim, and the manufacturer's warranty may depend on it. The apparent saving ends up costly.

Waiting for the first cold snap. As soon as temperatures drop, order books fill up and lead times grow. Plan the service out of season: you will be seen faster, and often better.
